Small Scale Raleigh Google Group
As of this morning, the Small Scale Raleigh Google Group has 129 members. If you are a current (or future) Small Scale developer, you should check it out. The group is definitely gaining traction sharing conversations and updates about local projects.
The thing I’m happiest about the group is it not only contains rockstar developers and designers who are at the top of their industry, but “interested others” who are looking to get involved.

On to the Top Five! ⤵️
1) Demand: Demand for space (professional and residential) is a key driver in development. This recent post from Axios showcases the diverging trends in job growth between the Raleigh and Durham metros.
2) Design Tweak: Tidal Real Estate Partners has tweaked the design for their 20-story tower in Downtown Raleigh. The latest design has 13 fewer apartments and 2ksf more retail space.
3) Life Time Living: Raleigh Magazine shares an update on the Life Time Living concept coming to The Exchange. The 19-story tower includes an 80ksf Life Time Fitness Center and 271 apartments.
4) Park Adjacent Restaurants: Sunflower’s Cafe, Benchwarmers Bagels, and Campo Taco Co. are all now open near Dix Park.
5) Office Occupancy: I’ve long been bullish on the comeback of office, though returns have been much slower than I’ve expected. That said, one report shows March 2025 as the busiest in office since COVID. Also, this report from Kastle Systems shows a clear difference between A+ buildings and the average.
6) Not Raleigh: The World’s Largest Chest of Drawers (also a building) is for sale in High Point, NC for $175K.
